项目标书摘要:Research Summary:The purpose of this study is to explore the residential property management and to develop the assessment tool.Using the qualitative and quantitative methods,this research has drawn items of residential property management from evaluation of local governments nationwide,and it showed 103 items across 23 areas.With these items,the interviews and focus groups of professionals in fields housing policy and property management were conducted to determine whether the items were adequate to be included in the assessment tool for residential property management.The revised form of assessment items were applied to the questionnaire of which the survey was implemented among civil service agents of local governments and housing managers in the awarded housing estates from June to August in 2010.The response rate was about 20%,and the collected data were analyzed by using descriptive and inferential statistics through the SPSS program.The results showed that the assessment could be categorized into 4 groups(maintenance,operation,resident’s management,and environmental management),and in particular the breakdown included 24 items of 5 areas for the group of maintenance,34 items of 8 areas under the group of operation,15 items of 4 areas under the group of resident’management,and 40 items of 5 areas under the group of environmental management.The developed assessment tool for residential property management had 113 items of 22 areas.As the wave of green growth hits,the evaluation of residential property management is expected to be commonplace,and the standardized form is absent,this research provides a guide that renders sustainable housing,green life and viable community.Nevertheless,the assessment tool should be modified to suit local circumstances by considering lifecycles of housing and urban setting in order to benefit from it.
